Preliminary roost assessment
A preliminary roost assessment is the type of bat survey which is usually requested by your local planning authority, so that they can validate your planning application. We’ll just need to have a look in the attic, and cellar, and around the outside, to see if bats are likely to use the building.

Bat presence-absence surveys
Bat presence absence surveys are required when bat droppings or other indications of use by bats have been found during a preliminary roost assessment; or when the building has a number of features which could be used by roosting bats, which can’t be ruled out during the initial survey.
The surveys can only be completed between May and September, as this is when bats are active, and can be seen in flight.

Ground level tree assessments
Ground level tree assessments are the first stage in checking any tree for roosting bats. The survey will be required if you are planning to remove any trees which could be used by roosting bats. Or if your plans could increase levels of light and disturbance and your site is adjacent to trees.
The inspection can be carried out at any time of year.

Do bats roost in houses?
Bats can roost in houses and other buildings. Bats in the UK are quite small, and live in small cracks and crevices. Unlike the HUGE bats you might see hanging from trees on the telly, or at the zoo. (A pipistrelle bat is about the same size as the end of my thumb.)
In buildings bats quite often tuck in between roofing materials, or into cavity walls, where you would never know they were there. Bats roost under roof and ridge tiles, or under lead flashing, fascia boards or faults in brickwork.
However, one of the most important factors is habitat. In general there are more bats in areas of countryside, than in dense urban areas, which are noisier, have more light at night, and have less places for bats to feed.
